Winsford Grove – Side Extension & Internal Renovation
Project Overview
The Winsford Grove project involves the extension and wider renovation of an existing three-bedroom bungalow, with the main objective of creating a significantly larger, more open kitchen and living space.
313 Developments alongside partner NK Architectural have been involved from the early feasibility and design stages through to the current construction phase, coordinating the architectural design, Building Regulations, structural engineering, building control and on-site works.
The centrepiece of the project is a new side extension measuring approximately 3 metres by 7 metres. This additional space will allow the existing kitchen to be reconfigured into a much larger open-plan kitchen and living area, while improvements are also being made throughout the existing property.
Construction is now well underway, with the foundations poured, drainage alterations completed and the blockwork and insulation progressing.
The Brief
The client wanted to make better use of the existing bungalow by creating a larger and more sociable main living space while also modernising the internal accommodation.
The existing kitchen did not provide the space required for the new layout, so the proposed side extension was designed to significantly increase the footprint of this part of the property.
Alongside the extension, the project also includes alterations to the existing bedrooms, electrical upgrades, heating modifications, new flooring and changes to the existing garage access.
Rather than treating the extension and internal works as separate projects, the property has been considered as a whole to ensure that the new and existing spaces work together once completed.
Design, Feasibility & Building Regulations
Before construction commenced, 313 Developments carried out the initial consultancy and feasibility work required to establish how the proposed extension could be delivered.
The design was then developed through the Building Regulations and structural engineering stages, allowing the architectural and structural requirements to be coordinated before work began on site.
This included:
Design feasibility and consultancy
Building Regulations drawings and coordination
Structural engineering
Design development
Building control notification and inspection coordination
Construction planning and sequencing
Completing the design and technical stages before construction provided a clear basis for the works and allowed the extension, drainage and internal alterations to be considered together.
Side Extension
The new extension measures approximately 3 metres by 7 metres and runs along the side of the existing bungalow.
Its purpose is to create the additional floor area required for a substantially larger kitchen and an open-plan kitchen and living space.
The foundations for the extension have now been completed and poured, allowing the structure to begin taking shape above ground.
Blockwork has progressed and insulation is being installed as part of the external wall construction.
As the new structure continues to develop, the extension will begin to connect more closely with the existing property before the internal spaces are opened up and the new kitchen and living arrangement is formed.
Drainage Alterations
A significant amount of drainage work has also been required as part of the project.
The position of the proposed extension meant that elements of the existing foul and rainwater drainage needed to be relocated to accommodate the new footprint.
Rather than attempting to construct around the existing arrangement, the drainage strategy was revised as part of the wider works.
Foul and rainwater connections have been repositioned and two new inspection chambers have been installed to provide suitable access to the revised drainage network.
Carrying out these works at the groundwork stage ensures that the drainage system is properly coordinated with the new extension before the structure progresses further.
Garage Alterations
Changes have also been made to the connection between the property and the existing garage.
An existing doorway within the garage arrangement has been removed and relocated to suit the revised internal layout.
The original opening has been closed up and a new access position created, allowing the garage connection to work more effectively with the redesigned ground-floor arrangement.
Although relatively small compared with the extension itself, alterations such as these play an important role in making the finished layout feel considered rather than simply added onto the existing property.
Internal Renovation
The project extends beyond the new construction and includes a substantial programme of internal refurbishment.
The existing three-bedroom bungalow has undergone a full strip-out in the areas being renovated, allowing the rooms and services to be upgraded alongside the extension works.
The master bedroom and second bedroom have already progressed through a number of these improvements.
Works completed or underway include:
Internal strip-out and preparation
Bedroom redecoration
Electrical rewiring
New radiators
Alterations to radiator pipework
Installation of SPC flooring
Making good following service alterations
Completing these improvements alongside the extension means the property can be modernised as one coordinated project rather than requiring further disruption at a later stage.
Creating an Open-Plan Living Space
One of the biggest changes will be the transformation of the existing kitchen into a much larger open-plan kitchen and living area.
The new side extension provides the additional width and floor space needed to create a more generous room, with the kitchen becoming part of the main living environment rather than remaining a smaller standalone space.
The design has therefore been developed around how the property will ultimately be used, rather than simply maximising the size of the extension.
The result will be a more practical and contemporary arrangement that better connects the kitchen and living spaces while making significantly better use of the bungalow's overall footprint.
Current Construction Stage
The project has now progressed from the design and approval stages into active construction.
To date, the works include the completion of the design development and Building Regulations process, structural engineering coordination, notification of building control and the commencement of inspections.
On site, the foundations have been poured, drainage has been substantially reconfigured, two new inspection chambers have been installed and the extension walls are progressing with blockwork and insulation.
Internal refurbishment is also continuing in parallel, including electrical, heating, flooring and decorative works.
The next stages will see the external structure continue to develop before the new and existing areas are brought together to form the completed open-plan kitchen and living space.
Co-ordinated From Design to Construction
The Winsford Grove project demonstrates the value of approaching an extension as part of a wider property transformation.
Although the new 3m x 7m extension is a major element of the scheme, delivering the finished space has also required coordination of drainage, structural design, Building Regulations, garage alterations, electrical works, heating and internal refurbishment.
By managing these elements together, decisions made during construction can be considered in the context of the finished property rather than individually.
From the initial feasibility work and technical design through to the foundations, blockwork and internal renovation, the project continues to move towards a more modern and practical home centred around a significantly improved kitchen and living space.
